Payments

A 50% deposit is due at the time of booking. The remaining balance will automatically be charged to the credit card on file 60 days prior to arrival.

Occupancy & Bedroom Access

This rule applies to Anchorage Aweigh, Sailview, Casa de Suenos, La Mer and Windridge homes only)

Villa rates are based on the number of bedrooms needed for your group. As a general guideline, one bedroom is provided for every two guests. For example, a reservation for 4 guests includes access to 2 bedrooms; any additional bedrooms will remain locked.

If you require more bedrooms than your guest count would normally allow (for example, 4 guests needing 4 bedrooms), please book for the corresponding occupancy level (8 guests in this example).

The maximum number of guests permitted at the villa is limited to the number of guests included in and paid for under the reservation. Any additional guests must be approved and paid for prior to arrival or must vacate the property immediately.

Please note: This bedroom allocation policy does not apply to Christmas and Presidents' Week reservations. During these periods, guests are renting the entire villa and will have access to all bedrooms.

Cancellation Policy

Cancellation policies differ by villa. Please review the Rental Policy section on the specific villa's listing page for complete details.

Travel Insurance & Storm Emergencies

We strongly recommend purchasing travel insurance, particularly during hurricane season. We recommend Allianz Travel Insurance (not affiliated with Windspree).

If a hurricane or severe weather event requires us to secure and evacuate a property, guests will be notified immediately and must vacate the villa. Guests are responsible for arranging and paying for alternate accommodations or return travel.

No refunds will be issued for storm-related cancellations, evacuations, emergencies, travel disruptions, or property damage resulting from weather events.

Damage Protection

A $50 non-refundable damage protection fee is required with each reservation. This covers accidental damage of up to $500, provided the damage is reported immediately.

The protection does not cover:

  • Intentional damage
  • Negligence or abuse
  • Theft
  • Guest personal property
  • Lost or misplaced keys
  • Broken beach chairs

The damage protection fee may not be applied toward rental balances.

The Owner and Property Manager are not responsible for accidents, injuries, or the loss of money, jewelry, valuables, or personal belongings.

Utilities, Maintenance & Repairs

Water, electricity, cable, and internet service (when available) are included in your rental rate. As these services are provided by third parties, uninterrupted service cannot be guaranteed.

Please conserve water during your stay, as St. John relies primarily on rainwater collection.

We are not responsible for interruptions or failures involving utilities or non-essential amenities, including but not limited to:

  • Wi-Fi, cable, satellite, or television service
  • Air conditioning
  • Pools and hot tubs
  • Dishwashers
  • Washers and dryers
  • Other household appliances

No refunds will be issued for temporary utility outages or equipment failures beyond our control.

Please report maintenance issues promptly. We will make every reasonable effort to arrange repairs as quickly as possible, subject to the availability of local service providers and utility companies.

Villa Access

Windspree Vacation Homes reserves the right to enter the property when necessary to:

  • Perform maintenance or repairs
  • Turn off unattended air conditioning units
  • Show the property to prospective buyers if the villa is listed for sale

Whenever possible, advance notice will be provided.

Events

Weddings, receptions, parties, and other events are prohibited without prior written approval.

Events are permitted only at select villas and may be subject to additional fees and requirements.

Arrival & Departure

After booking, we will request your arrival and departure details, as well as your rental car information, to assist with planning and housekeeping schedules.

On your arrival day, we will provide:

  • Driving directions
  • Entry instructions
  • A GPS pin location

This information is released on arrival day to protect guest privacy and allow sufficient time to prepare the villa.

Housekeeping

All villas are professionally cleaned prior to arrival.

For stays longer than seven nights, additional housekeeping service may be available upon request. This service includes light tidying only.

Gratuities for housekeeping staff are always appreciated but never required.

Construction & Island Conditions

Construction is common on St. John and may occur near your rental during your stay. Typical construction hours are approximately 7:30 a.m. to 3:30 p.m.

Windspree Vacation Homes and property owners are not responsible for noise or disruptions caused by neighboring construction or other activities beyond our control.

Liability

Guests agree to defend, indemnify, and hold harmless Windspree Vacation Homes, its employees, agents, and represented property owners from any claims, losses, damages, liabilities, or expenses, including legal fees, arising from the guest's use of the property.
